Note about the setting
Our home is nestled in a beautiful wooded mountain area, which means occasional encounters with native wildlife and insects are possible. While we professionally treat the home for pests, nature is part of the experience here — including the chance of bug sightings, especially if doors or windows are left open. This is not considered grounds for refund or complaint.
There is a potential for high winds. All outdoor furniture and hot tub must be covered and secured when not in use.
Important to know:
This is a working farm property. We live nearby on the same property and may occasionally be present for maintenance or support. Our friendly dogs are sometimes outside in our private area — they are not allowed in guest spaces, but may bark if they sees people nearby. Please let us know if you have any sensitivities and we’ll be happy to assist.
Guest Access
Guests have full private access to the entire Lux Mountain Chalet home, including the chalet, deck, firepit, and hot tub areas.
The property provides ample gravel parking for up to six vehicles — perfect for families or groups traveling separately. Please park only on the gravel areas, not on the grass.
The gravel road leading to the home is well-maintained, but because of our mountain setting, we recommend an AWD or 4WD vehicle during winter months for peace of mind.
There’s also space for a large horse trailer near the additional paddock if needed.

▪️ All guests must electronically sign a short rental agreement and provide gov’t ID before check-in. This confirms that local laws, occupancy limits, and community guidelines are understood and agreed upon ✅

▪️ Only the person who made the reservation can sign the agreement and complete guest verification for accuracy and security 🔒
🔞 Minimum Age Requirement

▪️ To maintain cleanliness and comfort, this home is strictly pet-free ❌🐶🐱

▪️ Guests are responsible for any damaged or missing items, with replacement costs + 15% service fee applied if necessary 💸

We love pets, but to maintain the highest standards of cleanliness and comfort for all guests, our home is strictly an animal-free zone. No pets or animals of any kind are allowed inside the property at any time.
Failure to comply with this rule may result in additional cleaning fees and/or immediate termination of your stay without a refund.
FYI for potential high winds all outdoor furniture and hot tub covers needs to be secured.
Because our hot tub is serviced and cleaned after every guest, we do not guarantee the hot tub will be at temperature upon arrival.

Thank you for choosing WNC Winter Retreat! Please review these key rules before booking — by reserving, you agree to all house rules and to sign our rental agreement, as required by local and state regulations.
📄 Rental Agreement
All guests must electronically sign our Rental Agreement sent via our Property Management System (PMS) within 5 days of booking (or within 24 hours for last-minute reservations).
Reservations without a signed agreement will be canceled in accordance with policy.
👤 Guest Requirements
- Minimum booking age: 21+
- No parties or events — quiet enjoyment only
- Maximum occupancy: 12 guests (includes visitors)
🐾 Pets & Smoking
- No pets or animals — $500 violation fee and immediate termination may apply
- No smoking or vaping anywhere on the property — $300 fee
🛁 Hot Tub
- Professionally cleaned between stays — may not be at full temp on arrival
- No children under 5 or pregnant guests allowed in hot tub
- Supervise all children under 15
- No glass, soaps, or oils in the water
- Excessive cleaning or debris may result in a $250–$500 fee
