    We love pets, but to maintain the highest standards of cleanliness and comfort for all guests, our home is strictly an animal-free zone. No pets or animals of any kind are allowed inside the property at any time.

    Failure to comply with this rule may result in additional cleaning fees and/or immediate termination of your stay without a refund.

    FYI for potential high winds all outdoor furniture and hot tub covers needs to be secured.

    Because our hot tub is serviced and cleaned after every guest, we do not guarantee the hot tub will be at temperature upon arrival.

    ✅ Booking & Guests

    • Minimum age to book: 21+
    • No parties or events — quiet enjoyment only
    • Max occupancy: 12 guests (includes day visitors)
    • Unregistered guests: $30/person per night

     

    🚫 No Pets or Smoking

    • Strict no-pet policy — $500 violation fee
    • No smoking or vaping anywhere on property — $300 fee

     

    🛁 Hot Tub & Fireplace

    • No glass, soaps, or oils in the hot tub
    • Children under 15 must be supervised
    • No use by children under 5 or pregnant women
    • Excessive cleaning or debris — $250–$500 fee
    • Fireplace available fall & winter only — never leave unattended

     

    🚗 Parking & Access

    • Gravel parking for up to 6 vehicles — park only on gravel
    • AWD/4WD recommended in winter
    • Space available for horse trailer at paddock area

     

    💡 General Policies

    • Septic system — toilet paper only
    • No feeding animals or wildlife
    • Stay on trails; no entry into pastures or garage
    • Trash stations listed in guidebook (fees for excess bags apply)
    • Weather, wildlife, and insects are part of the Smoky Mountain experience — refunds not issued for natural conditions

    • Refunds will not be issued for issues not reported during your visit

     

    Check-In/Out

    • Check-in: 4:00 PM | Check-out: 11:00 AM
    • Optional late checkout available for a fee (if approved)
    • Late departures without notice incur additional charges

     

    In compliance with North Carolina state law and local short-term rental regulations, all guests must electronically sign our Rental Agreement after booking.

     

    This agreement confirms that you’ve reviewed and accepted all house rules, occupancy limits, and liability terms for your stay.

     

    📄 Important:

    Your reservation is not considered final until this agreement is signed.

    If we do not receive your signed agreement within 5 days of booking (or within 24 hours for last-minute reservations), your reservation will be canceled in accordance with platform and local policy.

     

    The agreement will be sent automatically via our Property Management System (PMS) — please check your email or booking messages for the secure link.

      📜 Rental Agreement & Guest Verification

       

      ▪️ All guests must electronically sign a short rental agreement and provide gov’t ID before check-in. This confirms that local laws, occupancy limits, and community guidelines are understood and agreed upon ✅

      ▪️ Reservations without a signed agreement may be canceled in accordance with policy

      ▪️ Only the person who made the reservation can sign the agreement and complete guest verification for accuracy and security 🔒

       

      🐴 Equestrian Facilities

      ▪️ Fenced 3.5-acre paddock for turnout, trailer turnaround space, and a new 2-stall barn with tack room & water. Solar-powered lights only (no electric).

      ▪️ Guests must provide:

      Certificate of Liability Insurance (Banjo Lane Holdings, LLC as additional insured)

      Current Coggins and shot records for each horse

      Signed Waiver of Liability Form

      ▪️ Barn & Stalls: $25/stall per day; mandatory $60 cleaning fee + $125 manure removal fee if needed. Stalls must be cleared of shavings and debris.

      ▪️ Paddocks/Pasture: Must be cared for and picked per standard protocols. Unpicked paddocks incur a $100 fee.

      ▪️ Horse Trailer Rental: Bumper Pull 2-Horse Straight Load Trailer, $50/day + $60 cleaning fee. Renter must provide valid auto insurance coverage.

       

      🏡 Property Rules & Guidelines

      ▪️ Minimum Age: Guests must be 21+ to book. Reservations by anyone under 21 will be canceled without refund.

      ▪️ No Pets: Lux Mountain Chalet is strictly pet-free. Violations may result in a $500 fine or early termination of stay.

      ▪️ Guest Responsibility: Guests are responsible for any missing or damaged items. Replacement costs + 15% service fee may apply.

      ▪️ Weather & Property Care: Mountain winds may occur, secure outdoor furniture and hot tub covers when not in use.

      ▪️ Hot Tub: Professionally serviced and sanitized after every stay. May not be fully heated on arrival but will reach temperature shortly thereafter.

        Note about the setting

        Our home is nestled in a beautiful wooded mountain area, which means occasional encounters with native wildlife and insects are possible. While we professionally treat the home for pests, nature is part of the experience here — including the chance of bug sightings, especially if doors or windows are left open. This is not considered grounds for refund or complaint.

        There is a potential for high winds. All outdoor furniture and hot tub must be covered and secured when not in use.

        Important to know:

        This is a working farm property. We live nearby on the same property and may occasionally be present for maintenance or support. Our friendly dogs are sometimes outside in our private area — they are not allowed in guest spaces, but may bark if they sees people nearby. Please let us know if you have any sensitivities and we’ll be happy to assist.

         

        ✅ Guest Access

        Guests have full, private access to the entire WNC Winter Retreat, including both levels of the home, the wraparound deck, hot tub, fire pit, and game room. The only exceptions are two locked owners’ closets.

        Our mountain road is well-maintained, but due to the seasonal weather in Waynesville, we recommend AWD or 4WD vehicles during the winter months for added peace of mind.

        🚗 Parking Instructions

        The property offers ample gravel parking for up to four vehicles, making it ideal for families or small groups traveling separately. Please park only in designated gravel areas, not on the grass.

        Please do not park in front of or close to the garage.
        Parking is allowed only on the right-hand side of the driveway.
